The homeowners of this classic post-war detached property in Etobicoke’s Kingsway neighborhood had successfully navigated the first hurdle of their home expansion: the structural perimeter had been safely extended. However, the massive central core of soil remained. Simply leaving this dirt or rushing to pour concrete would be disastrous. Older Etobicoke properties frequently deal with shifting ground moisture, and introducing a newly deepened footprint means intercepting a higher volume of hydrostatic pressure. A robust, engineered solution was required to manage the remaining excavation and permanently protect the new living space.

Our Professional Assessment

With the critical perimeter foundation extension fully completed and load-tested, our engineering team shifted focus to the interior envelope. We assessed that the remaining central soil needed to be systematically cleared to reach the new target sub-grade elevation. Furthermore, to guarantee a dry environment at this new depth, the exposed foundation required immediate encapsulation. To create a long-lasting lower level, we needed to seamlessly integrate heavy-duty moisture waterproofing alongside the final excavation phase.

The Solution We Recommended

We engineered a dual-phase completion plan focusing on the final central dig and complete sub-grade waterproofing. After removing the central earth mass, we installed a commercial-grade perimeter drainage system. This ensures that any subterranean water pressing against the newly extended footings is actively managed and expelled. All drainage materials and slope gradients strictly comply with the CSA Group (Canadian Standards Association) regulations for residential sub-surface water management.

The Work Performed

  • Central Soil Excavation: With the underpinning phase officially finished and the home’s weight securely resting on the new concrete base, our crew carefully removed the remaining central soil matrix, grading the earth precisely for the future concrete slab.
  • Perimeter Drainage Installation: We excavated a targeted trench along the interior perimeter of the newly extended footings to house a high-capacity weeping tile system.
  • Waterproofing Membrane Application: A heavy-duty dimple board membrane was anchored to the interior foundation walls, designed to direct any external wall moisture straight into the new weeping tile.
  • Sump Chamber Integration: The weeping tile was connected to a newly installed, sealed sump pump chamber, acting as the active heart of the home’s new moisture defense system.
