The Problem
Midtown Toronto, specifically along Oriole Parkway, is renowned for its classic, heavy brick detached homes. While these properties offer stunning architectural details above ground, they frequently suffer from cramped, shallow cellars. The homeowners wanted to unlock the full potential of their home by creating a deep, functional living space, but the massive weight of the century-old brick masonry meant that a rapid, large-scale dig was far too dangerous and could compromise the entire structure.
Our Professional Assessment
Upon evaluating the site, we determined that the original footings were too fragile to accommodate a standard mass excavation. To safely deepen the existing foundation, we had to prioritize load-bearing stability above all else. We engineered a highly controlled, phased structural approach to safely extend the basement. By strictly regulating the pace of the dig, we could ensure the heavy brick facade remained perfectly stabilized throughout the entire depth increase.
The Solution We Recommended
We initiated a meticulous structural excavation protocol tailored specifically for heavy masonry homes in Midtown. By working in small, strictly regulated sections, we could excavate beneath the footing, install structural forms, and pour new high-strength concrete. This method guarantees that the structure remains fully supported at all times, rigorously adhering to Ontario Building Code standards for load-bearing residential construction.
The Work Performed
- Controlled Sectional Excavation: We systematically removed the earth beneath the existing footings in small, mathematically spaced intervals, never exposing too much of the foundation at once.
- Forming and Pouring: For each opened section, our team meticulously installed robust wooden forms and poured new, high-MPa concrete to extend the foundation base downward.
- The Critical Curing Phase: Each newly poured concrete section was left to fully cure before we moved on to the next. This slow, precise pacing is exactly what keeps the overarching structure fully supported and safe from settling.
The Results
- Deeper, Functional Space: The floor-drop process successfully provided the necessary vertical clearance to transform the once-cramped cellar into a spacious lower level.
- Enhanced Structural Integrity: By safely extending the foundation downward section by section, the Oriole Parkway home is now stronger, safer, and structurally modernized.
- Ready for Finishing: The newly reinforced space is perfectly prepped for the next stage of the build, fortified by a robust waterproofing system for your home.
