The Problem
The client owned an older property in Toronto with a typical “cellar-style” basement. The area was unfinished, dark, and suffered from critically low headroom, making it usable only for storage. The homeowner wanted to unlock the potential of this square footage and create a fully livable, comfortable space, but the existing shallow foundation limited any downward expansion.

Our structural assessment confirmed that the existing footings were sound but too high to allow for a floor lowering. To achieve the client’s desired ceiling height without compromising the structural integrity of the home above, we determined that a comprehensive underpinning procedure was required. We also noted that the basement had no insulation, contributing to significant heat loss.
The Solution We Recommended
We proposed a Sequential Underpinning plan. Instead of “lowering” the foundation, we would systematically extend it downward. This involves digging out sections beneath the existing footing and pouring new, deeper concrete piers. This method allows us to safely lower the basement floor level to gain height while meeting Ontario Building Code requirements for habitable space.
The Work Performed
- Staged Excavation: We excavated the soil in numbered sections (1, 2, 3) to ensure the house remained supported at all times.
- Pin Installation: Poured new reinforced concrete “pins” beneath the existing footings, effectively extending the foundation depth.
- Waterproofing: Installed a rugged foundation waterproofing membrane on the new walls to guarantee a dry interior.
- Slab & Insulation: Poured a new level concrete floor over a layer of high-performance rigid insulation to meet modern energy efficiency standards.
