Instead, the project demanded a highly controlled, precise method to extend the foundation downward. By working systematically, we could safely increase the depth of the footprint while ensuring the overarching structure remained fully stable throughout every phase of the transformation.

The Solution We Recommended

To create the base for a stronger foundation and a functional lower level, we implemented a rigorous structural plan:

  • Section-by-Section Excavation: This is one of the most critical phases of the project. We excavated the earth beneath the existing footings in strict mathematical phases, never exposing too much of the foundation at once to ensure absolute stability in the sandy soil.
  • Rebuilding From Below: As each section was cleared, we poured high-strength concrete to form a new, deeper footing. We used non-shrink dry pack grout to seamlessly transfer the structural load from the old foundation to the new extended base, adhering to City of Toronto structural permit requirements.
  • Continuous Shoring & Stabilization: Temporary steel supports were strategically utilized to carry the house’s weight securely while the underlying foundation was extended deeper.
  • Sub-Grade Moisture Defense: Recognizing the high water tables typical of The Beaches, we integrated a perimeter weeping tile and sump system to keep the newly opened space permanently dry.

This process takes precision, time, and the right engineering protocols to make sure everything is executed safely and correctly.
