The Problem
This was a classic East York bungalow scenario: a great neighborhood, but a restrictive footprint. The original home was only 500 sq ft, which was far too small for the homeowners’ evolving needs. They were dealing with a cramped, low-ceiling basement and limited access points, making the lower level virtually unusable as living space. They needed a solution that would maximize their property value without the hassle of moving.
Our Professional Assessment
Upon inspection, we found the existing foundation was stable but shallow, typical for older East York homes. To gain usable height, we confirmed that standard underpinning was necessary. Furthermore, we identified an opportunity to utilize the backyard space for a rear addition. We also noted that the existing water service and drains were outdated and insufficient for the increased capacity of a larger home.
The Solution We Recommended
We proposed a dual-expansion strategy: Vertical and Horizontal.
First, we recommended underpinning the existing 500 sq ft structure to increase the ceiling height by underpinning the basement. Simultaneously, we proposed pouring a new foundation for a 200 sq ft rear extension to physically expand the home’s footprint. To improve accessibility and light, we also designed a new front walk-out entrance. This comprehensive approach would turn a small dugout into a bright, 700 sq ft modern living area.
The Work Performed
- Site Protection: Secured the site and set up shoring for the main structure.
- Sequential Underpinning: Safely lowered the basement floor of the original 500 sq ft footprint.
- Rear Addition: Excavated and poured a new reinforced foundation for the 200 sq ft extension.
- Walk-Out Entrance: Cut and formed a new concrete walk-out at the front of the house.
- Utility Upgrade: Installed new underground drains and upgraded the water service to 1-inch copper from the street.
- Waterproofing: Installed a full interior waterproofing system with Delta membrane and weeping tile.
The entire structural phase was completed in just 6 weeks.
