The Problem

Working within a century-old Parkdale Heritage Row House presented a unique set of structural and environmental challenges. The homeowner was dealing with severe hydrostatic pressure from dense clay soils, resulting in frequent water pooling and compromised multi-wythe brick foundation walls. Additionally, the existing basement suffered from severely restricted headroom, rendering the space unusable for modern living and necessitating a carefully engineered depth increase.

Our Professional Assessment

Upon conducting a thorough site evaluation, our engineering team determined that a specialized structural floor-drop was required to safely increase the basement depth. Given the fragility of the heritage brickwork and the lack of traditional access, standard heavy machinery was unviable. We designed a comprehensive plan that paired our trusted underpinning services with advanced structural techniques to stabilize the property while systematically mitigating future moisture intrusion.

The Solution We Recommended

We engineered a dual-purpose strategy: executing a controlled depth increase while installing a fully integrated mechanical drainage system. By utilizing site-built custom timber formwork and localized electric jackhammers, we safely excavated the dense clay without transferring harmful vibrations to the historic masonry. To actively manage the high water table, we applied comprehensive basement waterproofing solutions and designed a high-capacity sump basin system. This approach directly aligns with the foundation drainage standards outlined by the Ontario Building Code. Specifically, Article 9.14.5.2 requires an automatic sump pump where gravity drainage is not practical, with discharge to an approved sewer, drainage ditch, or dry well.

The Work Performed

  • Precision Trenching: Utilized localized electric jackhammers to safely excavate the dense clay soil directly adjacent to the fragile heritage brick footings.
  • Conveyor Soil Extraction: Rigged a motorized belt conveyor through a narrow basement window to efficiently and safely extract heavy soil and masonry debris out of the confined space.
  • Sump Pump Integration: Executed a robust sump pump installation, seamlessly connecting it to a newly laid interior drainage matrix to actively manage hydrostatic pressure.
