The Opportunity in North York

North York is famous for its classic post-war bungalows situated on incredibly deep, generous lots. When families outgrow these original floor plans, moving isn’t the only option. Expanding the home’s footprint through a substantial rear addition allows homeowners to gain massive square footage while staying in their desired neighborhood. However, a successful home extension, whether attached or detached, relies entirely on the integrity of its new structural base and moisture defense systems.

Laying the Groundwork: Excavation & Block Construction

Building a new footprint requires precision from the very first shovel strike. For this North York project, our crew executed a meticulous structural plan:

  • Manual Soil Excavation: To protect the existing property and navigate tight access, our team manually excavated and removed heavy soil and rubble using wheelbarrows, ensuring a clean, controlled dig site.
  • Cinder Block Foundation Build: We constructed a robust new exterior cinder block foundation to support the upcoming rear addition.
  • Framing Preparation: With the block walls cured, we installed and secured the top wooden framing plates, perfectly prepping the structure for the above-ground carpentry phase.

Sub-Grade Drainage & Gravel Base

A new foundation is only as strong as its drainage system. Because this new structure alters the property’s natural water runoff, aggressive moisture management is mandatory:

  • Drainage System Prep: Our team prepared the site for heavy-duty water management, staging large coils of corrugated weeping tile and PVC piping. We precisely cut wood forming with a circular saw to accommodate the new utility lines.
  • Sub-Slab Grading: Inside the new block structure, the raw earth was graded and leveled to prepare for the final concrete pour.
  • Clear Gravel Delivery: We delivered and manually shoveled massive loads of 3/4″ clear gravel directly from our trucks. This stone acts as the critical filtration layer for the weeping tile and provides a stable, draining base beneath the future concrete slab.

Perfect Prep for Garden & Laneway Suites

The rigorous process of excavating, pouring footings, building a new block foundation, and installing an independent perimeter drainage envelope is the exact same structural engineering required for secondary backyard suites. If you are looking to maximize your deep North York lot, our foundation and waterproofing expertise is the essential first step in building custom Garden & Laneway Houses. A stable, bone-dry base guarantees your new investment will last for generations.
